The Island Estate

A private residence experience at Soneva Fushi

Fourteen nights in The Private Reserve, Soneva Fushi's desert island mansion and one of the largest privately bookable villas in the Maldives. Set on Kunfunadhoo Island in the Baa Atoll UNESCO Biosphere Reserve, the residence gives one group a vast beachfront compound of rare scale, with nine bedrooms, private spa, gym, wine cellar, games room, library, lagoon-style pool and more than seventy metres of beach at the villa's edge. It feels less like staying at a resort and more like escaping into a private world of jungle, water and barefoot island living.

Experience Overview

An Island Within the Island

The Island Estate is Soneva Fushi at its most expansive, private and complete. At its centre is The Private Reserve, a desert island mansion set between jungle and beach, with the scale of an estate and the ease of a home built for long, unhurried days. The residence gives up to sixteen guests space to live generously, with private dining, a vast pool, spa, gym, cellar, games room, library and direct beach access all inside the compound. The island waits just beyond, with the house reef, Flying Sauces, glass-blowing, AquaTerra, the Observatory, marine encounters and long open evenings ready whenever the group chooses to step out.

The Residence

The Residence

The Private Reserve is Soneva Fushi's desert island mansion, a vast beachfront residence with nine bedrooms, generous living spaces, a private spa, gym, wine cellar, study, library, games room and full kitchen. The lagoon-style pool curves through the heart of the compound, with a water slide descending into the water and the beach just beyond. It is not simply a large villa. It is a private house at island scale.

The Island

The Island

Soneva Fushi is one of the original barefoot luxury resorts in the Maldives, awarded Three MICHELIN Keys and recognised by The World's 50 Best Hotels for its hospitality. Villas are hidden among jungle and palms, giving the island a sense of privacy that feels grown rather than staged. The Private Reserve belongs to that philosophy, but takes it further.

The Group Rhythm

The Group Rhythm

This experience is made for a group that wants both togetherness and separation. Some guests can be on the reef while others stay in the spa, read in the library, train in the gym, take bicycles through the island or stay by the pool with the children. The residence gives everyone room to find their own pace, while private dinners and shared experiences bring the group back together.

What Defines the Experience

The Private Reserve

The Private Reserve

The Private Reserve is the heart of the experience. At 3,048 square metres, it is one of the largest privately bookable residences in the Maldives, with nine bedrooms and a layout that feels closer to a mansion than a villa. Palm-frond roofs, woven textures, open-air spaces and tree-lined pathways give the scale a natural softness, so the house feels vast without becoming formal.

The Master Compound

The Master Compound

The master bedroom is set apart with its own private pool, open-air bathroom and rooftop deck. It gives the principal guests a private retreat within the residence itself. Even in a house built for sixteen, there is still a clear sense of personal space.

Private Beachfront

Private Beachfront

More than seventy metres of beach sit directly at the edge of the residence. The group can move between pool, sand and sea without crossing the resort. It gives the stay the feeling of a private island, while everything at Soneva Fushi remains within reach.

Lagoon-Style Pool

Lagoon-Style Pool

The pool curves through the residence like a private lagoon. A water slide descends into the water, with decks, shade and beach air all folded into the same space. For children, it becomes the centre of the day. For adults, it is where the desert island mansion slows down.

Private Coaching

Private Coaching

Professional coaching can be arranged on request across tennis, padel, surfing and free diving.

Wine Cellar

Wine Cellar

The private wine cellar gives the residence a deeper sense of occasion. Tastings can be arranged with Soneva's sommelier, or the cellar can shape a dinner at the sunken dining room. It turns the villa into its own private dining destination.

Sunken Dining Room

Sunken Dining Room

The sunken dining room is made for long evenings inside the mansion. A private chef can prepare menus around the group's preferences, the island's produce and selected bottles from the cellar. It turns dinner into something residential, intimate and generous.

Barefoot Guardian Team

Barefoot Guardian Team

The dedicated Barefoot Guardian team looks after the residence throughout the stay. Their role is not to overmanage the house, but to make sure the group's preferences are understood and quietly acted on. With a stay of this length, that level of familiarity becomes part of the luxury.

Soneva Fushi

Soneva Fushi

Soneva Fushi is one of the resorts that defined barefoot luxury in the Maldives. It is recognised with Three MICHELIN Keys and received the Art of Hospitality Award from The World's 50 Best Hotels in 2025. The Private Reserve sits inside that world, but gives guests the privacy and scale of a standalone estate.

House Reef

House Reef

The house reef gives the group immediate access to the Baa Atoll's marine life. A guided snorkel with a marine biologist can introduce the reef properly, with turtles, reef fish, coral structures and the quiet presence of the ocean around the island. It is often the first experience that makes the atoll feel real.

Hanifaru Bay

Hanifaru Bay

Hanifaru Bay is one of the world's great manta ray aggregation sites. In season, the group can travel by speedboat with a marine biologist to snorkel as mantas gather in plankton-rich water. Outside the manta window, the day can be reworked around private reef, snorkelling or diving experiences.

Soneva Art and Glass

Soneva Art and Glass

Soneva Art and Glass is the Maldives' glass studio, where guests work with recycled glass, heat and colour under expert guidance. For a group, it becomes a shared creative session rather than a passive activity. What is made can travel home with the guests.

Flying Sauces

Flying Sauces

Flying Sauces begins with a zipline through the jungle canopy and ends at a dining platform above the trees. The meal is created by a visiting or resident chef, with the forest below and the ocean beyond. It is one of Soneva Fushi's most distinctive dinner experiences.

The Observatory

The Observatory

The Observatory brings the Maldivian night sky into focus. With guidance from the resident astronomer, guests can see planets, moons, constellations and the Milky Way with a clarity most places cannot offer. The experience is strongest after several days on the island, when the group has already slowed down.

Soneva Soul

Soneva Soul

Soneva Soul offers spa, Ayurveda, bodywork, recovery and personalised wellness. Guests can use the resort's wellness expertise alongside the villa's private spa facilities. For two weeks, treatments can become part of the stay's natural rhythm rather than a single appointment.

Soneva in Aqua

Soneva in Aqua

Soneva in Aqua is the resort's private 23-metre yacht, available on request. It can be arranged for a day on the water, with chef, wellness therapist, Barefoot Guardian, snorkelling, the glass-bottomed spa tub and open atoll views. It is not included in the base experience, but adds a different scale to the stay.

Sandbank Dinner

Sandbank Dinner

A private sandbank dinner can be arranged on request. The group travels by boat to a table set in open water, with a private chef, selected wines and the atoll surrounding the evening. It is one of the few settings that can match the scale of the residence.

Soneva Stars

Soneva Stars

Soneva Stars brings visiting chefs, athletes, astronomers, wellness practitioners, authors and specialists to the island for limited residencies. If the stay is timed carefully, private access, dinners or sessions can be built around the calendar. It is one of the easiest ways to make the experience feel unrepeatable.

What to Expect

Private Island Living at Full Scale

This is a residence experience first. The Private Reserve gives the group a desert island mansion large enough to become its own world, with pool, beach, spa, gym, wine cellar, games room, library and private dining all inside the compound. Guests can spend full days at the house without the stay ever feeling still.

Soneva Fushi is there when the group wants it, with reef days, Flying Sauces, glass-blowing, the Observatory, AquaTerra, dolphin cruises, wine tastings and dinners across the resort. The experience works because the group can choose when to enter the island and when to return to the privacy of the residence.

The strongest moments are shared, but not everyone has to do the same thing. Children can stay in the pool or games room, adults can move between the spa, cellar, reef or gym, and smaller groups can peel off for yacht days, diving, coaching or quiet time. The luxury is not only the scale of the mansion. It is the freedom to live differently under one roof.

Sample Itinerary

The Island Estate Day by Day

This is a sample structure for a 14-night residence experience at Soneva Fushi. The final programme is adjusted around group size, ages, season, Hanifaru Bay access, visiting chefs, Soneva Stars residencies, yacht requests, wellness, coaching and the group's preferred rhythm.

Day 1
Day 1

Arrive by seaplane into the Baa Atoll, then continue by speedboat to Kunfunadhoo Island. Shoes are collected on arrival, and the Barefoot Guardian team introduces the group to The Private Reserve, from the pool and beachfront to the cellar, spa, gym and dining spaces. Dinner is served at the villa by the private chef, allowing the group to arrive without leaving the residence.

Day 2
Day 2

The day begins with a guided house reef snorkel led by a Soneva marine biologist. The group is introduced to the coral, turtles, reef fish and marine life that surround the island, before returning to the villa for a relaxed afternoon between the pool, beach, sauna, games room and bicycles. Dinner is at Out of the Blue, Soneva Fushi's overwater dining destination above the lagoon.

Day 3
Day 3

The morning is spent at Soneva Art and Glass, where the group works with recycled glass, heat and colour under the guidance of the studio team. The afternoon is left open for Soneva Soul, the villa spa, the pool or time inside the residence. Dinner returns to the villa, with the private chef beginning to shape menus around the group's preferences.

Day 4
Day 4

The day is kept unstructured so the group can settle fully into the residence. Guests can move between the beach, gym, sauna, chocolate and ice cream rooms, house reef or villa pool. In the evening, Flying Sauces begins with a zipline through the jungle canopy and ends with dinner above the forest, prepared by a visiting or resident chef.

Day 5
Day 5

In season, the group travels by speedboat to Hanifaru Bay with a Soneva marine biologist to snorkel with manta rays in plankton-rich water. Outside the manta window, a private reef, snorkelling or diving experience is arranged elsewhere in the Baa Atoll. Lunch is prepared on a nearby island or beach setting, before the group returns to the residence for a quiet evening and dinner under open sky.

Day 6
Day 6

This is a full day at the residence. The pool, private beach, spa, gym, games room, library and cellar are enough to carry the day without a programme. At sunset, a traditional Maldivian dhoni takes the group into open water for the dolphin cruise, followed by dinner at Fresh in the Garden among the island's organic gardens and coconut groves.

Day 7
Day 7

The morning is spent at AquaTerra, Soneva Fushi's marine conservation centre. The group learns about the reef ecosystem, Baa Atoll marine life and coral restoration, with coral planting available for those who want to take part. The afternoon is free, and dinner is served at the villa.

Day 8
Day 8

The Local Island Journey takes the group by boat to a nearby Maldivian community, introducing daily life, architecture, fishing traditions and the working rhythm of the atoll. The afternoon returns to The Private Reserve. In the evening, Soneva's sommelier leads a private tasting in the wine cellar, followed by dinner designed around the selected bottles.

Day 9
Day 9

Soneva in Aqua can be arranged on request for a private day on the water, with chef, wellness therapist, snorkelling, the glass-bottomed spa tub and time in the open atoll. Guests who prefer to remain at the residence are equally well placed, with the pool, beach, spa and reef available all day. In the evening, the group joins a cooking class with Soneva's chefs, preparing the meal they will later share.

Day 10
Day 10

Nothing is planned during the day, deliberately. By now, the group knows the villa's best corners, the quietest paths, the pool's changing light and the easiest way to move around the island. After dinner, the group visits the Observatory with Soneva's astronomer for a guided view of the Maldivian sky.

Day 11
Day 11

The day is shaped around wellness, either at Soneva Soul or within the villa's private spa, sauna and steam room. Guests can take the afternoon slowly, with treatments, rest, training or time at the beach. In the evening, Cinema Paradiso becomes a private open-air screening for the group beneath the Maldivian sky.

Day 12
Day 12

The morning and afternoon are left open for the villa, reef, island paths or additional coaching. At sunset, the group travels by speedboat to a private sandbank in the atoll. A long table is set on the sand, with a private chef, selected wines and open water on every side before the group returns to Kunfunadhoo under the stars.

Day 13
Day 13

The penultimate full day stays close to the residence. Guests can return to the house reef, spend time by the pool, use the spa, revisit the glass studio or take bicycles through the island in smaller groups. The evening is left open for a private dinner at the villa or one final restaurant dinner across the island.

Day 14
Day 14

The final full day is deliberately unhurried. The group can spend the morning between the beach, pool, sauna, gym and quiet corners of the house, with nothing that needs to be added. In the evening, the Barefoot Guardian team and private chef prepare a farewell dinner in the sunken dining room, with the best of the cellar and the island's produce.

Day 15
Day 15

Breakfast is served at the residence before departure. There is time for a final swim, one more walk along the beach or a quiet morning by the pool before the bags are collected. The Barefoot Guardian team returns the shoes, and the group departs by speedboat and seaplane.

The Story

The House Inside the Hideaway

Soneva Fushi opened in 1995 and helped define a version of Maldivian luxury that was quieter, more natural and more personal than the formality that came before it. Shoes were removed, villas were hidden in jungle, food was taken seriously and the island was allowed to remain part of the experience. The Private Reserve is the most expansive expression of that idea.

The residence changes the scale of Soneva Fushi without changing its spirit. It takes the idea of a desert island hideaway and builds it at mansion scale, with a vast pool, private beach, sunken dining room, spa, cellar, library and enough space for a group to live privately for two weeks. It is not designed to impress only on arrival. It is designed to be inhabited.

That is what makes it special. A house large enough for a family or group to live fully, inside one of the Maldives' most recognised resorts, on an island known for privacy, hospitality and ease. The Island Estate does not ask the group to fit into a resort schedule. The island bends around the residence.

What to Know About the Maldives

Dhivehi is the official language of the Maldives. English is widely spoken at Soneva Fushi. The local currency is the Maldivian rufiyaa, though resort arrangements are commonly quoted and settled in US dollars.

Maldives Time, GMT+5.

Soneva Fushi can be visited year-round. The driest months usually run from November to April, while Hanifaru Bay manta season is strongest between June and October. Festive periods and school holidays should be planned early due to demand for The Private Reserve.

The Maldives generally grants tourist visas on arrival for eligible travellers, subject to passport validity, accommodation confirmation and current entry requirements. Guests should check requirements before travel.

Guests fly internationally into Velana International Airport in Malé. Soneva Fushi is reached by seaplane, followed by a short speedboat transfer to Kunfunadhoo Island. Seaplane transfers will be arranged once group size is confirmed.

Light resort wear, swimwear, sunglasses, reef-safe sunscreen, relaxed evening clothing, activewear for training or coaching, a light layer for sea breezes and any personal wellness, dive or medical documentation required.

The residence works especially well for multi-generational groups, families with children, private staff arrangements and guests who want space without separating the party across multiple villas. Nanny room use, staff quarters, children's programming and special security requirements can be reviewed at the planning stage.

Soneva Fushi is a barefoot island, and shoes are traditionally taken on arrival. Hanifaru Bay access is seasonal, weather-led and conservation-regulated. Yacht, sandbank, marine and seaplane experiences are subject to sea conditions and safety guidance.
